Cold radiators, strange noises, radiators that heat when they shouldn't — central heating faults have a handful of classic causes, and an experienced engineer identifies them fast. The fix is usually far cheaper than a new system.

Describe exactly what the heating is doing and we'll match you to engineers who've seen it before — most repairs are done in a single visit.

Common causes

  • Sludge buildup (the classic cold-bottom radiators)
  • Trapped air (cold tops, gurgling)
  • Failed pumps and zone valves
  • Mismatched or jammed TRVs
  • Poor system balancing — hot radiators nearest the boiler, cold ones far away

What's involved

1

System diagnosis: boiler, pump, valves, radiators and controls checked as one system.

2

Targeted repair: replacing TRVs, pumps, diverter valves, or balancing the system.

3

Water quality treatment: flushing and inhibitor where sludge is the culprit.

4

Controls check: programmers, thermostats and smart systems configured properly.

Prevention — stop it happening again

Bleed radiators in autumn

Two minutes per radiator before the heating season prevents a week of misery.

Add inhibitor

After any drain-down, inhibitor stops fresh sludge forming — it's cheap and often forgotten.

Listen for the pump

Growling or silence from the pump area means it's struggling — catch it before it fails mid-winter.

Balance once, enjoy forever

A properly balanced system heats evenly — ask your engineer to balance while they're there.

For landlords

Landlords: annual gas safety is the law

You must have every gas appliance, flue and pipe checked annually by a Gas Safe registered engineer and give tenants the CP12 record within 28 days of the check (and before new tenancies start). It's a criminal offence not to. Book your annual service early — engineers get booked out in winter, and an expired certificate can invalidate insurance.

Landlords: your repair duties

As a landlord you must keep the property's water, heating, sanitary and drainage systems in good working order and fix them promptly when they fail. You're responsible for structural repairs, the boiler and heating system, plumbing and electrics. Tenants should report faults in writing — and you should respond fast, because a small leak left unattended becomes a big claim.
